EAST AREA IMPROVEMENTS (EAST NEIGHBORHOOD BETWEEN PONCE DE LEON AND DOUGLAS):
The design and permitting process for all elements east of Ponce has been completed. After a long and tedious process, the Civil drawings that were submitted to the Miami Dade county traffic engineering department last year have been finally approved. We have finalized and signed the design-build contract with Superior Landscaping Inc., for the East area improvements and Superior Landscaping is now submitting the completed drawings and documents to the City of Coral Gables for a permit. Construction can finally start.
Now that the design is finalized and with the contractor on-board, the schedule for the improvements is as follows:
• AREA #1 – East side – permit issuance by City – May 2020, Construction start in June 2020 and to be completed by December 2020
• AREA #2 – South Side (Santander+ San Sebastian East of Ponce)- Construction start in December 2020, to be completed by May 2021
We are excited to finally be able to start the neighborhood streetscape upgrades in the area and remain committed to getting this project completed within the projected schedule.

The West area remains on-hold as we await the final direction from The City of Coral Gables (that may come after further meetings with the area neighbors).

A great deal of effort has been made to push the Neighborhood Streetscape Improvements Project forward since receiving a preliminary “green light” from the City in May of 2018. A detailed survey of the right of way was conducted. Civil, landscape, electrical, and structural drawings have been prepared by our design-build partners and have been presented to the City and County agencies.
WEST AREA IMPROVEMENTS (Catalonia Av, Malaga Av., and Santander Av.) by LeJeune:
Momentum was lost at the beginning of this year when it was brought to the City and our attention that some of the residents of the West area Improvements were not pleased with the proposed improvements. Subsequent meetings were held with the City and a few of the concerned residents to discuss the issues and consider the options. A viable solution to make everyone happy was not found. In order to keep the process moving forward, a decision was made by the City to put the West section of the project on hold indefinitely.
EAST AREA IMPROVEMENTS (East Neighborhood between Ponce de Leon and Douglas):
The design and permitting process for all elements east of Ponce has continued. The Civil drawings were submitted to the Miami Dade county traffic engineering department for a “dry run review” in February of this year. The comments that were made by the County have since been addressed and a revised set of documents will be submitted to the County the week of 10/21/19. Approval by the County is required in order to proceed with the permitting process. The County approval is expected by the end of November. Once the permit is approved by the County, and the City of Coral Gables approves the scope and City permit construction can finally start. If the City approves this by the end of this year, a realistic start date for the construction of the improvements is January/February of 2020 with an estimated duration of 37 weeks.
We are committed to getting this project started and will do everything within our power to implement the vision that the City has for this area of “The City Beautiful”.

Construction work on the North Parcel at the site of The Plaza Coral Gables continues to progress as work is being completed on the 3rd floor. General contractor, Coastal-Tishman Construction, is building the parcel’s office and retail space as well as a residential tower.
In the heart of the City Beautiful, The Plaza Coral Gables brings a luxury 4.5-star hotel, two Class ‘A’ Office Towers, luxurious residential units and lofts, casual and fine dining establishments, selected retail & commercial establishments, entertainment options and outdoor activations throughout the project; while offering two City of Coral Gables trolley stops connecting with the Metrorail and the rest of Coral Gables Business District.
Blanca Commercial Real Estate is handling leases of office space at The Plaza Coral Gables, and Koniver Stern Group is handling retail leases.
After years of planning and pre-construction efforts, we are officially “Going Vertical”. We received the first Master Building permit from the City of Coral Gables on July 10th. This is a major milestone which allows all aspects of construction in the North parcel to proceed. Foundation work and underground utility work will continue, immediately followed by columns and elevated slabs. Coastal-Tishman has been selected as the General Contractor for the first stage. The structure for the signature class “A” office building and residential tower will start to rise up from the ground in coming months. The very aggressive construction schedule for the North Parcel is only 21 months. Final design and permitting for subsequent stages of the project are also advancing quickly. By year’s end, we will commence construction in the Central Parcel and the South Parcel will follow. Our entire team is extremely proud to be a part of history in the making.
On May 17, 2018 we received the “Green Light” from the City of Coral Gables to proceed with the Streetscape Improvements Project. The scope and timeline for this work will be based on the presentation that was made to the neighbors by Dover Kohl on January 24th. A copy of that presentation booklet can be found on our webpage. This process will require a great deal of planning and upfront work in order to be able to apply for both City and County permits. Detailed surveys of all the streets are currently being conducted, then paving and drainage, landscape plans need to be prepared and more. We have commissioned surveyors and engineers to begin the design development process. After this, permit packages to be reviewed and approved by both the City of Coral Gables and Miami-Dade County. A realistic timeframe for actual construction to begin is the first quarter of 2019.
All inquiries regarding the scope of the Streetscape Improvements project need to be directed to the City of Coral Gables. Agave is implementing the plan with which the City has instructed us to proceed.
We are proud to announce that we have selected Coastal-Tishman as the general contractor for our first packages of the project “The Plaza Coral Gables”. Coastal Tishman is one of South Florida’s premier construction management firms and a great asset to our development team.
While we wait for the issuance of the first master building permit, which we expect in early July, we continue our pre-construction efforts to be fully prepared for vertical construction. These pre-construction activities consist of the implementation of the maintenance of traffic plan, utility relocation, and foundation pile work which was started earlier this year. Once started, we anticipate that work on the North and Central parcels will take approximately 24 months to complete.
From the moment we start, there will be a seamless flow of construction activity on all parcels from north to south in a “clockwise” manner.

On January 24th 2018, Agave Ponce LLC, Dover Kohl & Partners, the City of Coral Gables and the neighbors met at the Police station Meeting Room to go over the final Proposed Streetscape Improvements based on the previous sessions and meetings.
Bellow is the Dover Kohl Presentation as presented, including small revisions/changes based on the final comments from various neighbors who attended the meeting. This presentation is now with the City Of Coral Gables for their final review and approval.
As soon as this is approved by the City, Agave Ponce will start with the works which will begin with site surveying, civil and landscaping construction documents preparation and permitting both with the City and Miami-Dade County.

“The Plaza Coral Gables” Development Team is pleased to announce that the site preparation continues full speed ahead in order to be able to start the construction activities in the first quarter of 2018. As the preliminary works (demolition, backfilling and material transportation) plus the future construction activities occur on all parcels of the Project Site simultaneously, the 1-block street portions of Coconut Grove Dr. and Palermo Ave. (contained within the project site) will be closed for the duration of the construction (please see below diagram). This will preserve vehicle and pedestrian safety while also allowing construction vehicles to do most loading/unloading activities, etc. from within the site without blocking Ponce de Leon or any of the neighboring streets.
Construction/Site Preparation Update
The proper traffic signalization, fences and gate, etc. are currently being procured and the actual street closures are scheduled to start in the next 2-3 weeks.

Agave Ponce and the City of Coral Gables are reviewing the plan, schedule and budget for the off-site improvements based on the design provided by Dover Kohl, which will be presented to the neighbors within a month. We will publish any updates as they are received.
