DEVELOPMENT UPDATE / FALL 2021

MAJOR MILESTONE ACHIEVED

On September 21, 2021, a major milestone in the development of The Plaza Coral Gables was achieved. 

Executives from the Loews Hotel and Agave Holdings hosted an event to celebrate the Topping Off of the Loews Hotel tower currently under construction and slated for completion in the Fall of 2022. 

The copper cupola that “caps” the highest point in our entire project, was hoisted to its permanent home. A link to the video of this special event can be seen below. It was a symbolic achievement that represented years of planning and hard work by all involved.  Leadership from the City of Coral Gables, the design team, and our construction partners from Coastal Construction, were all there to enjoy this special event.

While we took a moment to celebrate this milestone, we are once again completely focused on the next 12 months ahead.    Our plan is to have all elements of the project ready for occupancy by the end of next year. The South office tower is already topped off, and we are working on the exterior elements to close-up the envelope.  Our central parcel which consists of two levels of commercial space and 5 levels of parking garage, will be completed by the end of this year.  The 39 apartments on Galiano that line the east side of our project, will be delivered in North, Central and South phases. The first phase will be available for occupancy in early 2022. 

We have had tremendous success in our leasing efforts. The Reserve, our residential tower is 95% occupied and our North office tower is filling up quickly. Multiple tenant improvements are ongoing with several slated for Certificate of Occupancy this year. The leasing efforts on the commercial / retail spaces are also exceeding our expectations. Our first restaurant “Fogo de Chao” will obtain its construction permit soon and should be open to the public early next year. “Pinstripes” and “Sweet Paris” will start their improvements early next year. A long list of other reputable tenants will be announced soon.

We have a lot of work to get done in a short period of time, but we are very confident that The Plaza Coral Gables is going to be a huge success and a destination that will be enjoyed by many for years to come.

April 2021 update: Approved Civil Drawings for the Streetscape Improvements

APRIL 2021 UPDATE:
APPROVED CIVIL DRAWINGS FOR THE STREETSCAPE IMPROVEMENTS

The City of Coral Gables has approved the Civil Drawings and MOT permit to commence the Craft Section Beautification Project. The approval was given on April 22nd, 2021, and work is scheduled to commence in mid-May 2021. This timeframe includes the required two-week notice to impacted residents. Superior Landscape and Lawn Services has provided letters to inform the community.

Landscape drawings are forthcoming and will be posted on this website once approved by The City of Coral Gables.

March 2021 update: Final plan for the proposed streetscape improvements

MARCH 2021 UPDATE:
FINAL PLAN FOR THE PROPOSED STREETSCAPE IMPROVEMENTS

The final design for the Neighborhood Improvements east of Ponce de Leon Avenue has been completed incorporating all The City revisions and comments. The complete drawing set has been submitted to the City of Coral Gables for permit issuance.

As soon as this is approved by the City and the Construction Permit is issued in the next 1-2 weeks, Superior Landscaping and Lawn Services will start mobilization and construction and the finalized schedule will be posted on this website.

February 2021: Construction Update

CONSTRUCTION UPDATE / FEBRUARY 2021

We are LIVE!

In a year that presented so many challenges, our determination and hard work were rewarded. The first of many completion milestones was achieved in spite, of the 2020 hurdles. The City of Coral Gables issued a Temporary Certificate of Occupancy (TCO) for our North block on November 13, 2020.

Our residential building, “The Reserve at The Plaza” is now home to 30 families and leasing up quickly. The North office building is fully operational, and has become the new headquarters for Agave Holdings, LLC. Several other tenants have begun their interior improvements and will soon share this new Class “A” office building with Agave and other prestigious companies. Several of our retail tenants are in the planning and permitting process and will begin their improvements soon.

Construction on the rest of the project remains on schedule. The South office building and the Lowes Hotel are on target for delivery, August 2022. While the larger elements of the project are driving the schedule, there are dedicated teams tackling all elements of the project simultaneously. It is a monumental effort that requires tremendous planning and coordination, but we are committed to meeting our goals.

 

 

February 2020: Construction Update

Our first Temporary Certificate of Occupancy (TCO) is within reach.  The office and residential buildings currently under construction in the North parcel, are slated to be substantially complete in June 2020.  Reaching this point in the development process is a major milestone for the project.  A TCO enables us to begin interior tenant improvements in the commercial spaces. Once those office and retail spaces are completed, the first phase of the project will no longer be a construction site, but rather a fully functional commercial center. We anticipate to “Go Live”  in the north parcel by the end of this year.

While obtaining our TCO for the North parcel is very much the focus at this point, we continue to push the balance of the project in order to achieve our ultimate goal of being 100% done by August 2022.  The Central parcel has already begun. We have reached the first elevated deck of this structure.  The Central parcel consists of two levels of commercial space with 5 levels of parking and a rooftop amenities deck above. It connects the North parcel to the South parcel. It has a unique shape and presents numerous logistical challenges that make an already complex project even more challenging.  The tentative completion date for the Central parcel is May of 2021.

The third and final phase of the project (South parcel), will begin within 30 days. South parcel is another Class “A” office building, a 242 room / 4.5 star Loews Hotel, with a shared parking podium. Pre-construction planning is ongoing and foundation contractors are on standby waiting for the issuance of our last master building permits. Construction of the “Galiano Residences” will also begin soon.  We plan on expediting the work on these smaller buildings in order to finish them concurrently with each of the parcels. There will be a point in time this summer where all parcels will be under construction at the same time.

As you can imagine this is an intense process that requires a great deal of focus and planning. So far we have met all of our intermediate milestones and have no doubt that this dream will become a reality soon.  “Plan the work and work the Plan”.

Neighborhood Streetscape Improvements

EAST AREA IMPROVEMENTS (EAST NEIGHBORHOOD BETWEEN PONCE DE LEON AND DOUGLAS):

The design and permitting process for all elements east of Ponce has been completed. After a long and tedious process, the Civil drawings that were submitted to the Miami Dade county traffic engineering department last year have been finally approved. We have finalized and signed the design-build contract with Superior Landscaping Inc., for the East area improvements and Superior Landscaping is now submitting the completed drawings and documents to the City of Coral Gables for a permit.  Construction can finally start.

Now that the design is finalized and with the contractor on-board, the schedule for the improvements is as follows:

• AREA #1 – East side – permit issuance by City – May 2020, Construction start in June 2020 and to be completed by December 2020
• AREA #2 – South Side  (Santander+ San Sebastian East of Ponce)- Construction start in December 2020, to be completed by May 2021

We are excited to finally be able to start the neighborhood streetscape upgrades in the area and remain committed to getting this project completed within the projected schedule.

WEST AREA IMPROVEMENTS (CATALONIA AV, MALAGA AV., AND SANTANDER AV.) BY LEJEUNE:

The West area remains on-hold as we await the final direction from The City of Coral Gables (that may come after further meetings with the area neighbors).

Pinstripes bowling alley inks lease at The Plaza Coral Gables

Pinstripes signed a lease at The Plaza Coral Gables, a major mixed-use project under construction in Coral Gables.

The dining and entertainment bowling venue is taking 30,000 square feet on two stories at the project. Agave Holdings, a group that includes the family behind the Jose Cuervo spirits business, is the developer.

Koniver Stern Group brokered the 15-year lease, according to a spokesperson for Pinstripes. The Coral Gables location will have an outdoor patio, 12 bowling lanes, six indoor and outdoor bocce courts, a restaurant, wine cellar and event space that fits up to 1,000 guests. Pinstripes also plans to open an outpost at the Esplanade at Aventura project next summer.

The Plaza, a more than $500 million development, is expected to open in the summer of 2022. The 2.25 million-square-foot development will have a 242-key hotel, more than 2,000 parking spaces, 174 rental apartments and 161,000 square feet of retail space.

In June, Agave Holdings closed on a $100 million construction loan from PNC Bank for the first phase of the project, which calls for 291,000 square feet of office space, 101,000 square feet of retail and the majority of the apartments.

Blanca Commercial Real Estate is handling office leasing of two Class A towers, and Koniver Stern Group is leasing the retail space. The project will surround a historic George Merrick building and include public art, an open plaza and colonnade-style sidewalks.
